The following table details the updated vacant and developed area by land use category. The first two columns of the table indicated the total area in each of five general land use categories. The next three columns restate the development and vacancy data by land use from the 1996-1999 Development Report. The next column shows the land area that has been developed or approved for development since 1999, and the final three columns summarize the current total of developed and vacant acreage by land use category.

Macedonia Land Use Summary – 2004

Overall, approximately 5,150 acres (82%) of the City’s 6,275 total acres have been developed, leaving about 1,127 acres undeveloped. About 56 acres remain vacant for commercial developement, 504 acres reamina vacant for industrial development and 567 acres remain vacant for residential development.

Of the undeveloped residential land, at most three areas totaling about 167 acres can be reasonably considered for Planned Residential Development (PUD) projects under current zoning requlations, which require a minimum project area of 25 acres. Two such areas are under single ownership or controlled by relatively few owners; one of these areas is south of I-480 fronting on North Bedford Rd (36.7 acres), and the other is north of I-480 abutting the western end of Florence Dr (85.2 acres). The third area, which is comprised of several parcels under various owners and would therefore require considerable land assemblage, is located sourth of I-480 and has frontage on the north side of Skyland Rd (44.8 acres).

These estimates of vacant land were based on the following. For all development proposals that have been approved, the land area has been considered “fully developed,” regardless of whether the construction of the approved projects has actually begun or been completed. Therefore, because we have not determined how many approved residential dwellings have been built or are under construction, the number of potential dwellings left to be built under current residential development capacity has not been determined. Current vacant land also includes the rear portion of many parcels and significant wetlands (in industrial areas south of Highland Rd) that may not be developed.

These estimates are the result of reasonable calculations, but have not been fully verified by site visits or through a complete review of job files.
